The Hyatt Regency Savannah at 2 W. Bay St. sold on June 30 for $105.2 million to a joint venture between Certares and Clearview Hotel Capital, closing just days after City Council adopted the Savannah's Waterfront Community Improvement District's vision plan (CC-P-3). That plan explicitly calls out the hotel by name, recommending the new owner make the property "earn its place" on the corridor: arched gateways and pedestrian-scale lighting under the building's passage, converting the hotel's windowless parking garage façade into a mural, and activating what the plan describes as "one of the most vacant and underutilized sections" of the Savannah Riverwalk. The buyers' initial announced renovation plans, focused on guest rooms and other guest-facing areas, don't currently address any of the CID's specific recommendations. A $105 million acquisition landing inside a district with a freshly adopted, council-approved capital plan is about as clean a test case as exists right now of what happens when institutional ownership meets district planning that predates the sale.

Watch: Whether the new ownership group engages directly with the SWCID's recommendations or simply renovates around them, treating the district's plan as background noise rather than a design input.
